AM and Amvest acquire Draka site in Amsterdam-Noord Amsterdam, 17 July 2025 Area developers AM and Amvest have acquired the land position of the former Draka site in Amsterdam-North from Prysmian, Hines and Provast. The site has a size of 50, 000 m², own land and offers space for approximately 150, 000 m² gross floor area of new construction. A vibrant new urban district will emerge here in the coming years with plenty of space to live, work and relax. The acquisition of the Draka site is among the largest development takeovers in the Netherlands in recent years. 1, 600 homes; two-thirds affordable The plans for the area are ambitious: about 1, 600 new homes will be built on about 5 hectares, two-thirds of which will be in the affordable segment. Some 30, 000 m² will also be available for businesses in the manufacturing industry, offices and catering. The area is located directly on the IJ and overlooks Java Island. Water and nature will have a prominent role in the area. This not only contributes to the quality of life, but also provides cooling and helps make the area climate-adaptive. Future-proof and nature-inclusive With this area development, AM and Amvest are aiming for a future-proof and inclusive neighbourhood, matching the dynamics of the Hamerkwartier. The design pays a lot of attention to climate adaptation, nature-inclusive building and a lively mix of living, working and meeting. The Draka site will thus become a new urban district, with plenty of room for affordable housing. Realisation The demolition work is expected at the end of this year to deliver the site ready for building. AM and Amvest will then start the remediation work. The site will be realised in phases. Construction is expected to start in 2027, as soon as the zoning plan is in place. The Draka site was closed off with a large fence for the past decade. AM and Amvest will make the site accessible to the city again, even during the phased development and realisation.
