| Lobby security upgrade Smarter Security Systems announced that Fastlane ClearStyle 200 optical turnstiles were an important part of the major renovations undertaken at a downtown, Mid-Atlantic office tower dealing with the loss of its primary tenant. With the building improvements, new tenant signings increased and after a new flagship tenant moved in to ten floors last month, occupancy is now at more than 95 percent. Leading property management companies forecast slow or declining growth in the North America office space market in 2012. This Mid-Atlantic high-rise faced critical financial issues when the departure of its primary tenant left it three-quarters vacant in the recession year of 2009. The building owners seized the opportunity to make the building more attractive by investing tens of millions in modernizing the Class A property, including a lobby renovation, security upgrades, and HVAC system improvements. As part of the security plan, the customer installed twelve lanes of ClearStyle 200 to control access to the two elevator bays. Aesthetics were of prime importance to the Class A building which led them to the patented and architect-inspired ClearStyle for modern lobby security. The small footprint of ClearStyle also enabled the customer to install three lanes at each entrance, providing one more lane to speed access to the elevators. All told, the significant building upgrades led to the signings of several major leases in tough economic times. Jones Lang LaSalle released its "2012 National Commercial Real Estate Outlook" on Monday. In this research, the leading firm predicts very slow growth in the commercial real estate market next year. Citing global uncertainty and slow employment gains, office space demand in the United States is actually forecasted to decline. Cushman & Wakefield reported two weeks ago in its "2012 Office Outlook" that office space demand in Canada will be down early in the year and will pick up slightly in the second half of 2012. "Many savvy real estate companies are taking advantage of this slow economic period by investing in capital upgrades. Interest rates are incredibly low, so they will be nicely positioned when the recovery gets wheels," said Jeff Brown, CEO of Smarter Security Systems. "Automating lobby security with advanced turnstiles not only improves security, but it also often has a very short ROI and even reduces insurance rates for building owners. As we saw in this building, elegant optical turnstiles can also contribute to the revenue side by attracting new tenants. We are happy that our Fastlane turnstiles have helped this Class A building sign tenants and greatly improve its financials."
