Residential industry needs to shape up for future

Residential development and investment businesses are showing signs of recovery, but the industry is at a critical point and significant changes are now needed to reshape and equip it to secure its future.

A new report from Savills Research, Spotlight on Development & Investment, identifies three key drivers that will have far-reaching implications for the residential development and investment arena.

* As market entry becomes more difficult for owner-occupiers, there will be a move towards private renting, and this will create opportunities for developers and investors to diversify.
* Without an automatic guarantee of a land value uplift on grant of planning permission future developments will be entirely dependent on the viability and profitability of the planned scheme.
* A much broader investment climate could see property playing an increased role, for example, in pension provision as we move from debt to equity finance.

The report also covers the rise of 'localism' and its challenges particularly outside London, forecasts mainstream residential market values, and analyses how housebuilders are being forced to change the nature of the products they offer to market.
