Preventive maintenance for successfully managing roof systems

Most owners often neglect proper roofing management until it is too late and they have to spend thousands of dollars in the repair or even replacement of their roofs. Now however, RC Lichy & Associates introduces a new and cost-effective way of ensuring the proper maintenance of roofs - preventive maintenance.

An effective preventive maintenance program involves four parts. The first one is the initial audit inspection where an experienced personnel performs a detailed inspection of the roofing system and other related building components in order to anticipate possible future damages. The second part entails the timely performance of maintenance tasks and contractors make the necessary repairs of the identified defects. The third part necessitates follow-up inspections of the roofing system that is scheduled at least twice a year or after severe weather conditions like typhoon. Finally, there's the record keeping portion, an organizational procedure that commences from the initial audit survey conducted and is regularly updated after each follow-up inspection.

As Robert C. Lichy, Certified Professional Roofing Consultant (CPRC) and founder of the company maintains, "The expected service life of your roof can be substantially increased if it receives preventive maintenance. The expected service life of most single ply roofs can be increased by as much as 50 percent. The service life of built-up roofs and some modified bitumen roofs can be increased by 100 percent or more with a proper preventive maintenance program."
