Melbourne claims nation's first high-rise CBD green redevelopment

Melbourne's 500 Collins Street is Australia's first tenanted high-rise CBD office refurbishment set to achieve the Green Building Council of Australia's five star Green Star rating. It is also on track to attain a five star Australian Building Greenhouse Rating.

Work is well under way on the five-year A$35million-plus redevelopment, which includes retrofitting the revolutionary chilled-beam cooling technology, pioneered in Australia at Lend Lease's award-winning Sydney headquarters 30 The Bond.

500 Collins Street comprises 25, 000 square metres net lettable area over 26 office levels, plus two levels of basement parking.

The redevelopment will eventually include increasing retail space to 1100 square metres by incorporating a large courtyard at the rear of the property, expanding the number of retailers from three to 12.

The 26-storey tower was completed in 1972 on the site of the former McCracken Brewery. Bovis Lend Lease is delivering project management, design and construction management services.

To date the building's plant and equipment have been completely replaced. The foyer and retail shops on Collins Street have been upgraded. The first three refurbished floors have now been completed. A further six floors will be upgraded next year, with all floors expected to be gradually completed over the next few years, as tenancy expiries permit.
