PBS&J develops report for SMV project

A proposed green, mixed-use development, hailed as one of the largest privately-owned, solar-powered communities in California, is now the subject of an Environmental Impact Report (EIR). The City of Rohnert Park has hired consultant EIP Associates (a division of PBS&J) to prepare the report for the Sonoma Mountain Village (SMV) project, a 200-acre development located in Sonoma County, north of San Francisco. The sustainably designed SMV project, proposed by developers Codding Enterprises, will be located on the former site of the Agilent Technologies campus, once owned by Hewlett-Packard.

According to Maureen Rich, Senior Planner with the City of Rohnert Park, "a key component of the project includes adaptive reuse of 700,000 square feet of industrial building space. As such, the development site will be rezoned from 'I-L' (limited industrial) to 'P-D' (Planned Development)." The SMV project will also include roughly 1, 700 residential units, and about 550,000 square feel of commercial and retail space, plus a 100-room hotel.

PBS&J will prepare the EIR and its inclusive alternatives analysis in full compliance with CEQA and all applicable local, state, and federal regulations of agencies having jurisdiction over environmental resources and use of the project site. The City will hold public hearings on the draft EIR which is likely to occur in late 2007. At that time, citizen feedback and concerns for the various alternative plans will be welcome. PBS&J will then take the concerns and questions from the public and prepare written responses. The final EIR process is estimated to conclude in the first quarter of 2008.
